Job summary
We are looking for an Estates Maintenance Worker Specialist to join us at Airedale as part of our AGH solutions team.
Main duties of the job
To undertake a multi skilled technician role to carry out highly complex maintenance tasks, detailed fault diagnosis, repairs, service, condition surveys and inspection of complex building, mechanical, electrical, gas equipment, associated systems, plant and equipment of a complex/non-routine nature in accordance with relevant standards and operational procedures and statutory regulations.Supervise a team of Estates Assistants to ensure delivery of repairs and planned maintenance tasks in line with key performance indicators to a high quality standards.Provide training to maintenance staff and contractors covering technical issues and communicate health and safety requirements to staff, patients and contractors to ensure compliance with safety standards and procedures.Successfully achieve the specialist training qualification followed by a technical interview process to be appointed and act as the organisations "competent person" in the following areas:
o Healthcare Low voltage Competent Persono Healthcare HVAC Competent Persono Healthcare Medical Gases Competent Persono Healthcare/M.O.D Mechanical Services Competent Person
Cover a 24/7 shift pattern to provide cover to attend to out of hours emergency breakdowns of patient critical services.

Qualifications
Essential
- Good standard of secondary education to GCSE level or better in Maths English and Craft Studies.
- Completion of a recognised apprenticeship or recognised formal period of training of at least three years duration in a mechanical/electrical engineering/building services environment.
- Attainment of a formal qualification in building services/mechanical/electrical engineering to the level of:- HNC/HND (NVQ 4)
- Relevant experience to graduate. Professional level or equivalent training and experience
- Awareness of current Health & Safety Legislation and related issues such as PPE, Safe Use of Tools, Confined spaces, Manual Handling etc.
- Awareness of specific safety regulations as these may apply to building services or major items of equipment.
- Willingness to undertake further skills/competence training as may be required to fulfil the required the changing demands of the post
Desirable
- Supplementary specialist training building services or mechanical systems such as:- Water Regulations Boiler Operators Certificate Industrial Gas Safety and safety issues such as:- COSHH Risk Assessments PUWER Asbestos Regulations Legionella Precautions
- Knowledge and effective use of up to date test/diagnostic equipment..
- Degree in Mechanical or Electrical or Building Services Engineering
- Formal Gas Training and CORGI registration
- Safe use of access equipment training
- Manual Handling/lifting training.
- Basic First Aid - Dealing with Electric Shock

- To have considerable post qualification experience in a maintenance environment which involves building services/mechanical plant.
- Able to demonstrate current knowledge regarding the safe operation of steam boiler plant; the principles of effective combustion and water treatment regimes
Desirable
- Able to demonstrate experience of subsidiary building systems such as BMS controls, pneumatic systems, domestic hot water etc
Knowledge
Essential
- Able to demonstrate a good knowledge of a range of complex mechanical and electrical building services plant and equipment including pumps, fans, compressors, air conditioning etc, and relevant fault finding techniques in relation to that plant
- Must demonstrate knowledge and experience of a range of mechanical installations, operating methods and systems including heating, ventilation & boiler plant etc
- Awareness of safe systems of work, risk assessment techniques and safe working practices in connection with major plant and building systems including Permit to Work systems
- Is familiar with approved modern methods of installation and testing in relation to mechanical services and systems including water, heating, compressed air and steam

- A wide knowledge of plant and equipment used within a building services environment
