Job summary

To work as part of the maintenance team to provide a comprehensive and cost effective engineering service within the hospital ensuring compliance with all National Legislation and Spire Policy.

Main duties of the job

To implement a comprehensive, cost effective, planned and preventative maintenance programme for all building services, utilising the network Computerised Maintenance Management System.

To identify personal training and development requirements, for self and team, consistent with the hospital business plan.

To assist the Estates & Engineering Manager as point of contact for all external contractors providing specialist services to building/building services/equipment and manage those contractors whilst on site in line with Spire policy.

To undertake maintenance/testing of plant/equipment, ensuring compliance with current HTM recommendations / PPM Schedules and manufactures instruction keeping all necessary records

Ensure accurate record keeping and easy retrieval filing of documentation for all services and equipment for audit purposes.

Job description

Job responsibilities

To implement a comprehensive, cost effective, planned and preventative maintenance programme for all building services, utilising the network Computerised Maintenance Management System.

To identify personal training and development requirements, for self and team, consistent with the hospital business plan.

To assist the Estates & Engineering Manager as point of contact for all external contractors providing specialist services to building/building services/equipment and manage those contractors whilst on site in line with Spire policy.

To undertake maintenance/testing of plant/equipment, ensuring compliance with current HTM recommendations / PPM Schedules and manufactures instruction keeping all necessary records

Ensure accurate record keeping and easy retrieval filing of documentation for all services and equipment for audit purposes.

Ensure adequate replacement `Critical` spares are kept in stock for all essential plant.

To Complete PPMS and tasks relevant to the electrical services. This include, but are not limited to:-

  • UPS/IPS load testing.
  • Visual electrical checks.
  • Operational lighting checks
  • Emergency light testing.
  • Assisting weekly fire alarm test.
  • Assisting in servicing AHUs on a quarterly basis.
  • Basic installation work.
  • Electrical repairs.
  • Fault finding.
  • Assisting Engineering manager with Carbon Initiative. (LED Lighting Upgrades etc)

To receive review prioritise and take action on all maintenance requests from departments and maintain records of work undertaken on CMMS.

To provide out of hours emergency on-call service.

To provide in-house day to day maintenance service

Maximise resources and identify cost saving opportunities.

To work in accordance with Spire Policy, Health & Safety and COSHH Legislation.

To feedback contractor performance issues to the Estates & Engineering Manager.

Qualifications

Essential

  • Served a recognised apprenticeship in Electrical Engineering with C&G Qualification in Electrical
  • Hold relevant certificates or be willing to undertake specialist training in specific areas.
