Job summary
To be responsible for planning and implementing engineering & building services maintenance to ensure that the patient and staff environment is maintained to specified standards.
To manage and review pre planned maintenance programs and update working practices and procedures.
To act as an Authorised Person in Heating and Ventilation, Pressure Systems and deputise in appointed AP duties.
To directly manage Contractors on maintenance.
To direct DLO staff on maintenance work.
To directly manage contractors on non maintenance work.
Main duties of the job
To ensure compliance with technical guidance and legislation.
To use best practice and risk analysis techniques to operate all assets efficiently and safely, and undertake surveys and reviews to ensure that standards are maintained.
To implement changes in work practice due to legislation, codes of practice, guidelines etc employing suitable resources to achieve objectives.
To be on an on-call estates officer rota providing an emergency out of hours service.
To assist in carrying out Appraisals of members of the Estates Maintenance team to include bands 2 to 5 Estates Team.
To be prepared to stand in for the workshop managers when required should the need arise.
To ensure that monies are spent in the best and most cost effective manner in accordance with trust policy and standing financial instructions.
To plan & prioritise maintenance projects and backlog maintenance.
To act as an Authorised Person as listed above to ensure services are available for patient use in accordance with the requirements of all current HTM guidance and relevant legislation.
To represent the dept on capital, minor works, maintenance and quality control committees and meetings as directed by senior Estate managers.
Participation in out of hours working and attendance during emergency breakdowns.

- To have a detailed knowledge of Building Management Systems and AutoCAD through training and experience. To be competent in using departmental computer software systems comprising of BackTraq, Safecode, Smartstream, including the full Microsoft Office package of, Word, Excel, Access, PowerPoint, Outlook and Project.
