Job summary

Full Time - 37.5 hours per week

The Estates Department have an excellent opportunity for an individual to join our team. As an Estates Maintenance Worker you will carry out general building maintenance activities working as part our Estates Team. The post will be Trust wide serving our sites across the West and South Yorkshire districts although primarily based at Fieldhead Hospital in Wakefield.

Main duties of the job

You will be required to carry out your works to a high standard on a daily basis.

The sort of jobs you may be involved in are:

  • Fire Alarm / Emergency light testing.
  • Portable appliance testing.
  • Basic joinery repairs, fitting shelving, noticeboards etc.
  • Basic building repairs.
  • Drainage related works.
  • Replacing lamps cleaning light fittings.
  • Basic electrical tasks (with appropriate training).
  • Basic Plumbing tasks.
  • Assisting other trades as required.

JOB SUMMARY

The postholder is responsible for carrying out semi skilled maintenance duties, trouble shooting/repair work and minor new works on a wide range of plant, equipment and premises within the Trust, or other organisations as directed. Progressive training and experience in elements of al craftsman skills will enable the postholder to reach levels of flexibility and competence over a wide range of traditional building and engineering work.

On a day to day basis the Estates Maintenance worker is responsible to any maintenance tradesman they may be working with, when working unsupervised he/she is directly responsible to the Estates Co-ordinator.

KEY RESULT AREAS

Care/Service/Function provision:

  • To survey new work and record all details, identify and set up appropriate PPM in conjunction with the Estates Co-ordinator in accordance with manufacturers instructions and Health Guidance notes.
  • Working as part of a Team.

Duties and Responsibilities:

  1. Mechanical - Wheelchairs, trolleys, filing cabinets, pool tables, regen ovens, dishwashers, swivel chairs.
  2. Electrical - Maintain and repair general lighting, street lighting, hoovers, fridges and portable appliances (inc. PAT testing). Repair and maintain data and telephone sockets. Repair / Maintain / electronic security systems.
  3. Plumbing - Installation/overhaul of toilet and cisterns, sinks, washing machines, drainage systems, internal and external plumbing. Calorifiers inspections. Legionella - work in accordance with HTM 04-01,HSG 274 and L8.
  4. Joinery - Locks, doors, door handles, door closers, shelving, notice boards, pictures, curtain tracking, key cutting. Glazing replacing broken windows, installing security film.
  5. Building - Replacing guttering, fall pipes, manholes, flags, kerbs. Assist the multi skilled builder in new works and demolition on internal/external walls.
  6. Gardening - Assisting the gardener in summer as required relating to grass cutting, weeding, gutter cleaning and correct use of mechanical equipment lawn mowers, strimmers etc.
  7. Bolier Plant- Operation of Boiler plant, combined heating and power plant. Electrical generator maintenance waste, oil, batteries.
  8. General - Tidiness of plant rooms, workshop, boiler rooms, flat roofs, ensuring workshop materials are put away and stock items replaced

  • To work closely with Ward Managers and work along side patients and have and understanding of their needs whilst carrying out duties.
  • Establish good working relationships with all points of contact with estate users, ensuring they are kept informed about the progress of work as required.
  • Driving hospital vehicles and plant as required (not H.G.V.).
  • The postholder may be expected to participate in The out of hours on call rota which involves multi skilling across all trades, bringing you into contact with sewage and other bodily fluids (for which protective equipment must be worn).

Managing Self:

  1. The Post holder will be expected to work at any properties throughout the Trust as instructed by the Estates Co-ordinator.
  2. The postholder will on occasions be required to work overtime/change working hours if the need of service dictates.
  3. To be trained in C & R and become an authorised key holder for the RSU.
  4. To ensure the appropriate use of safety and protective clothing and equipment, as required by good working practice and the Health and Safety at Work Act.
  5. To read understand and apply safety guidance notes, hazard letters, fire instructions and other such documents as issued to the postholder by Estates Co-ordinator.
  6. It is the responsibility of all Trust employees to ensure that all duties are carried out in accordance with best practice Risk Management.
  7. Required to carry out work in accordance with working at height and permit to work system on various functions in carious conditions i.e., confined spaces, sewerage, drains, boiler house, patient equipment, heights and unblocking sluice master.
  8. To work from ladders, to erect and work from scaffold (once trained) and safe use of safety harness systems.
