Estates Building Supervisor

Job summary

This role is responsible for ensuring that all building and grounds & gardens related maintenance and installation activities, including contract works is reviewed and completed to an appropriate standard throughout. Department responsible for the effective management and control of the servicing infrastructure, and the associated trade staff and maintenance assistants and apprentices.

Day to day supervision of the building services workshop Technicians, Craftsperson's, Apprentices, painters & Grounds and Garden team.

Main duties of the job

The post holder is responsible for the supervision and allocation of Building Services including staff and resources undertaking work on building fabric and wide range of engineering systems, plant and equipment. Providing technical assistance to staff and contractors on issues that are complex and non-routine, ensuring compliance with Trust safety standards and procedures.

Job description

Job responsibilities

The post holder is responsible for the supervision and allocation of Building Services including staff and resources undertaking work on building fabric and wide range of engineering systems, plant and equipment. Providing technical assistance to staff and contractors on issues that are complex and non-routine, ensuring compliance with Trust safety standards and procedures.

  • Supervises the day-to-day efficient and economic operation of the in-house Building
  • Services Maintenance Team and supporting contractors
  • To assist in the establishment of an efficient and effective direct labour force in order to achieve a high standard of direct labour performance.
  • To ensure the site meets a complaint service and ensures all PPM and reactive work is carried out by the estates team.
  • To provide a professional storekeeping function ordering and issuing of spare parts and materials, to provide an efficient maintenance service to the contract ensuring compliance with performance measurement system standards.
  • To respond to any emergency that may occur with the engineering/building equipment and complete the repair to solve problems that may occur from technical issues where possible.
  • To receive reactive / PPM job requisitions on the Planet CAFM system and issue to relevant team member. To monitor the Planet FM system to ensure that reactive jobs are closed out before overrunning the response/complete allocated time period
  • To carry out planned preventative maintenance on plant and equipment, complying with statutory and contract obligations
  • To carry out day-to-day reactive work requests, reported from wards and departments within the PMS time periods.
  • To promote co-operation and versatility among the trades within his/her operational area and scope of works.
  • To participate in additional training based on the specific needs of the post holder to maximise their knowledge to ensure that the service level requirements of the organisation are achieved.
  • To comply with the response and repair times of the PMS that will be required by the department.
  • Using the computerised work control system, order, receive and issue goods and materials. Monitor, review and amend the items held as stock to ensure that the necessary parts/consumables are available to carry out PPM and all reactive day-to-day repairs
  • Review and adjust the minimum stock level requirements in line with contractual requirements so that the stock available allows PPM and all reactive day-to-day repairs to be carried out at all times
  • Order parts at the request of the trade staff or management in line with the company purchasing and quality procedures
  • To carry a pager or radio in order to react to emergency/urgent calls from the helpdesk or BMS alarms
  • Authorise out of hours sub-contractors to carry out emergency work.
  • Supervise and assist out of hours sub-contractors.
  • Advising the estates manager of any serious issues that would affect the availably of the user i.e. snow clearing, electrical, mechanical or building breakdowns
  • Participation as part of the on-call gritting team and request Adhoc service requests during server weather.
  • Requirement to be part of the On-Call building maintenance
