Job summary

The post of MME is a multi skilled role with a bias towards mechanical and plumbing systems. The post holder will add support to the existing estates team that works trust wide, with mechanical planned / reactive maintenance to Domestic Hot and cold water systems (including TMV/Shower service, Small pipework installations, disinfection, flushing, assistance with biological monitoring, temperature monitoring, heating, make improvements to existing water systems, removal of dead legs, provide technical assistance, work closely with other trades (Building and Electrical).

The post holder will also will be expected to use CAFM (computer aided facility management software)

The trust operates at out of hours service to provide emergency support to clinical services, outside of office hours.

Main duties of the job

  • Temperature monitoring (ACoP L8)
  • Statutory Planned Maintenance to mechanical/plumbing systems, (Heating, Cold water systems, Hot water systems, ventilations systems)
  • Reactive maintenance mechanical/plumbing systems
  • Legionella remedial work to standard( ACoP L8, HTM-04-01, HSG 274)
  • Operate and fault find on Heating systems
  • assist other trades
  • installations to regulations.

Job responsibilities

Mechanical Maintenance Engineers will be employed on work appropriate to their core specialty. However, they will be progressively trained to acquire elements of each others skills with the intention of achieving a competent and flexible work force.

1. Carry out Mechanical planned preventative maintenance work in accordance with Estates schedules and accepted good working practices in order to ensure safe and reliable engineering services.

2. Where necessary, carry out fault diagnosis and repairs to the hospitals mechanical installations and plant, including ventilation, heating, air conditioning, water systems so as to maintain a safe and reliable service.

3. Overhaul, service, renovate, repair or replace worn, failed or damaged mechanical plant and installation/system components and equipment as required under to direction of the estates and compliance officers

4. To carry out any necessary mechanical engineering tests or measurements, in compliance with accepted standards, good industry practice and the Estates Department schedule of inspection. Updating and compiling asset registers and maintenance record logs.

5. Become familiar with and when adequately trained carry out basic electrical control operations and calibrations associated with all types of plant.

6. Participate fully in all relevant estates procedures and ensure completion of all necessary documentation in accordance with Estates Department policies.

7. Where instructed install and test new mechanical installations in accordance with the current standards, good industry practice and hospital standards

Education/Qualification

Essential

  • oBasic education to GCSE/'O' Level in Maths and English or post secondary Education in a relevant field
  • oCity & Guilds of London Institute Craft Certificate in Plumbing & Heating/Mechanical discipline, or oAn equivalent qualification such as NVQ Level 3 in Plumbing & Heating/Mechanical discipline or

Desirable

  • oACOP L8 Legionella compliance
  • oVented & Unvented hot water storage
  • oIPAF, PASMA, Abrasive wheels, etc.
  • oWelding Certificate C&G 3268 (all types and levels 1,2,3)

Experience & Knowledge

Essential

  • oCompletion of a registered apprenticeship or structured training program in the relevant post bias for a minimum of 3 years
  • oAt least 5 years post training, site experience having demonstrated high versatility and flexibility. Time served craftsman.
  • oExperience of and ability to demonstrate sufficent knowledge and experience of Water Safety engineering maintenace/repair (ACOP L8/HSG 274 Legionella compliance) and HVAC systems & equipment.
  • oPrevious experience of working in an Hospital, Healthcare or Public Sector environment.

Desirable
