Estates Tradesperson (Plumber) Band 4 - plus RRP, plus On call, Plus Overtime
Tameside and Glossop Integrated Care NHS Foundation Trust is looking for an enthusiastic Estates Tradesperson (Plumber) at our Hospital in Ashton-Under -Lyne. We are a forward-thinking organisation and looking for a like-minded candidate to continue the excellent work already being undertaken. As part of our Estates Services team, you will play a key part in the service and maintenance of buildings and infrastructure across the hospital as well as supporting the improvement of the Estate via capital schemes.
You will play an active role in our Estates and Facilities Directorate, supporting other colleagues in providing safe quality environments across the estate.

Main duties of the job
The post holder will be a member of the Estates Maintenance Team responsible for carrying out day-to-day repairs and statutory Planned Preventative Maintenance for buildings within the Trust by using specialist knowledge and skills gained from training, experience and appropriate qualifications.
The post holder will carry out their duties in an efficient manner with full awareness, understanding and compliance with the Trust's Health & Safety and Infection Control Policies and Procedures and in particular the Maintenance Department's safe systems of work and working practices which includes being aware of Permits to Work and when they need to be used.
The post holder will be required to work under pressure in emergency situations where failure to act promptly or safely may result in serious injury, damage or loss of life.

SECTION 1- MAIN RESPONSIBILITIES:
- Carry out Planned Preventative Maintenance (PPM) and general day-to-day work as required on receipt of electronic job tickets via the Maintenance Supervisor or their deputy.
- PPMs and day-to-day tasks will include (but not limited to)
- Draining, cleaning and Chlorination of domestic hot water (DHW) calorifiers
- Recording of flow and return temperatures on DHW calorifiers / Plate Heat Exchangers
- Regular inspection / testing of drainage systems and Fire Hydrants
- Inspection / repair of water tanks
- Chlorination of water tanks and/or system
- Regular testing, repair and overhaul of thermostatic mixers
- Testing of hot and cold-water storage systems
- Stored hot water sampling
- Monitoring and flushing in unoccupied premises in accordance with the Safe Water in Healthcare Premises HTM04-01, L8 and the Trust Water Safety Plan documentation
- Testing of safe hot water temperatures in accordance with HTM04-01
- Assist other mechanical trades when working on steam distribution system,
- Fault finding and everyday plumbing / heating repairs and installations and any elements necessary to provide statutory maintenance compliance of the built environment and will involve either working alone or in teams.
- Recording work details accurately on the electronic job tickets and daily time sheet on completion of the task and making any necessary decision to refer a fault to Senior Estates Officer/Managers or contractor via their Supervisor.
- Shall safely use and maintain all issued PPE (Personal Protective Equipment) in accordance with the Personal Protective Equipment at Work (Amendment) Regulations 2022. This means all equipment (including clothing affording protection against the weather) which is intended to be worn or held by a person at work and which protects him or her against one or more risks to his or her health and safety, and any addition or accessory designed to meet that objective.
- To carry a pager / emergency bleep at all times and respond to a call as soon as possible. Carry and use a two-way radio to communicate with others as and when required.
- Undertake minor improvements to fixed installations including the completion of all required documentation.
- Provide technical support for Senior Estates staff and the Maintenance Supervisor in respect of plumbing matters.
- Assist, and share knowledge with, other skilled grades on new work and repairs.
- Working with external contractors on Trust premises and ensuring their compliance with the Trusts Safety Rules for Contractors.
- Understand working of heating, water, sewerage and drainage (above and below ground) systems in Trust buildings.
- Liaise with departmental manager, ward / clinic staff, or administrator on arrival on site observing departmental rules as instructed.
- Make repairs to macerators following strict procedures in respect of Infection Control.
- Participate in carrying out Risk Assessments where necessary, within scope of expertise, within the department and also when working in other areas on Trust premises. Liaise as necessary with the relevant manager and ensure that the Risk Register is correct and up to date.
- Make petty cash purchases for materials as requested by Supervisor or their deputy.
- Request materials required for repairs giving comprehensive technical details to relevant buyer.
- Participate in all training courses / workshops as necessary with the view of establishing a multi-skilled workforce.
- Participation in the departments out-of-hours emergency on-call service. Responding to Estates-related emergencies when required, acting on your own initiative, including making necessary repairs, making the areas safe and liaising with the on-call engineer.
