Tameside and Glossop Integrated Care NHS Foundation Trust is looking for an enthusiastic Estates Tradesperson (Mechanical Fitter) at our Hospital in Ashton-Under -Lyne. We are a forward-thinking organisation and looking for a like-minded candidate to continue the excellent work already being undertaken. As part of our Estates Services team, you will play a key part in the service and maintenance of buildings and infrastructure across the hospital as well as supporting the improvement of the Estate via capital schemes.

You will play an active role in our Estates and Facilities Directorate, supporting other colleagues in providing safe quality environments across the estate.

Main duties of the job

The post holder will be a member of the Estates Maintenance Team responsible for carrying out day-to-day repairs and statutory Planned Preventative Maintenance for buildings within the Trust by using specialist knowledge and skills gained from training, experience and appropriate qualifications.

The post holder will carry out their duties in an efficient manner with full awareness, understanding and compliance with the Trust's Health & Safety and Infection Control Policies and Procedures and in particular the Maintenance Department's safe systems of work and working practices which includes being aware of Permits to Work and when they need to be used.

The post holder will be required to work under pressure in emergency situations where failure to act promptly or safely may result in serious injury, damage or loss of life.

Job responsibilities

SECTION 1- MAIN RESPONSIBILITIES:

Carry out Planned Preventative Maintenance (PPM) and general day-to-day work as required on receipt of electronic job tickets via the Maintenance Supervisor, or their deputy, and to prioritise their daily workload.

The primary responsibility will involve the maintenance of the mechanical infrastructure, within buildings, plant and equipment.

The post holder will be required to have knowledge of mechanical services and undertake work on steam, heating, Domestic Hot Water (DHW), Chiller Water Systems (CWS), waste services and medical gas systems, including all ancillary equipment, and any other systems as would be appropriate to the role.

To diagnose and identify faults in mechanical installations, plant and equipment and using knowledge and experience resolve the problem.

To gain knowledge of mechanical installations in new developments as they are placed into service.

PPMs and day-to-day tasks will include (but not limited to);

Regular inspection, testing and maintenance of Air Handling Units and ventilation plant, in accordance with HTM03-01, including taking and recording of differential pressure readings, maintaining, repairing and cleaning AHUs and changing filters as and when required.

Regular inspection, testing and operation of steam systems, including boiler plant.

Flushing and monitoring of water systems in accordance with Water Safety in Healthcare Premises HTM04-01, L8 and the Trust Water Safety Plan documentation.

Regular testing of high limit controllers / devices on calorifiers

Strip down of domestic calorifiers / heating calorifiers, in preparation for statutory insurance inspections and re-build after inspection.

Fault finding, inspection and repair of mechanical plant and equipment, heating plant and equipment and any elements necessary to provide statutory maintenance compliance of the built environment and will involve either working alone or in teams.

Recording work details accurately on the job ticket and daily time sheet on completion of the task and making any necessary decision to refer a fault to Senior Estates Officer/Managers or contractor via their Supervisor.

To understand the function and operation of the Building Management System (BMS) and to resolve faults or improve efficiencies.

As directed by their line manager the post holder may be required to install new mechanical installations in accordance with current standards, complete the relevant test & inspections and the applicable certificates for the installation.

Shall safely use and maintain all issued Personal Protective Equipment (PPE) in accordance with the PPE at Work Regulations 1992. This means all equipment (including clothing affording protection against the weather) which is intended to be worn or held by a person at work and which protects him or her against one or more risks to his or her health and safety, and any addition or accessory designed to meet that objective.

To carry a pager / emergency bleep at all times and respond to a call as soon as possible. Carry and use a two-way radio to communicate with others as and when required.

Undertake minor improvements to fixed installations including the completion of all required documentation.

Provide technical support for Senior Estates staff and the Maintenance Supervisor in respect of mechanical matters.

Assist, and share knowledge with, other skilled grades on new work and repairs.

To undertake, where requested by line manager routine tasks associated with another trade/craft. This may be carried out with or without colleagues from another trade/craft.

Working with external contractors on Trust premises and ensuring their compliance with the Trusts Safety Rules for Contractors.

Understand working of steam, heating, water and mechanical systems in Trust buildings.

Liaise with departmental manager, ward / clinic staff or administrator on arrival on site observing departmental rules as instructed.

Make repairs to bedpan disposal machines / macerators following strict procedures in respect of Infection Control.

Participate in carrying out Risk Assessments where necessary, within scope of expertise, within the department and also when working in other areas on Trust premises. Liaise as necessary with the relevant manager and ensure that the Risk Register is correct and up to date.

Make petty cash purchases for materials as requested by Supervisor or their deputy.

Request materials required for repairs giving comprehensive technical details to relevant buyer.

To undertake the training necessary to perform the level of duties requested. To participate in all training courses / workshops as necessary with the view of establishing a multi-skilled workforce.

Participation in the departments out-of-hours emergency on-call service. Responding to Estates-related emergencies when required, acting on your own initiative, including making necessary repairs, making the areas safe and liaising with the on-call engineer.
