Job summary

To support with of the management of Trust's property portfolio which includes variety of freehold, leasehold and SLAs/Licence.

Main duties of the job

MAIN DUTIES

  • Act as an advisor to the Trust on its occupancy terms and agreements.
  • Direct the solicitors to create legal property documents and negotiate HoTs.
  • To provide advice on landlord and tenant matters, licences, leases and other occupational agreements with regards to relevant laws, regulations and standards. Ensuring the Trust's occupation is maintained and protected in an effective, efficient and legal manner.
  • To assist with the identification and implementation of income opportunities, optimisation and development of the Trust's property portfolio from the point of initial feasibility through to completion.
  • Provide advice and support for the calculation of service charges for the Trusts occupiers, liaising with internal depts. to review and update charging schedule and budgets.
  • Analyse invoices, costs and charging schedules from third party landlord's to determine whether charges are fair and reasonable.
  • Support with the management of Business rates and rating assessments via Trust's agent.
  • To ensure landlords comply with their responsibilities and seek assurance that the premises' the Trust occupies are compliant and fit for use.
  • Undertake site inspections and record occupation of tenants and Trusts.
  • Support with the Head of Property with budget responsibilities for the dept.
  • To contribute to the development and delivery of Trust and Property dept objectives.

  • The post holder will have some line management responsibilities.
  • Provide Support and Training to members of the Team to obtained technical property knowledge and expertise.
  • Support projects and work programmes, as requested by Line Manager
  • Proactively contribute to further development of policies and procedures to improve service provision across the Directorate.
  • To assist in the day-to-day management and planning of the Trusts property portfolio, conducting and assisting in the negotiation/documentation of terms and conditions for freehold and leasehold acquisitions and disposals. In addition to management agreements, licences, easements, etc.
  • To provide information and answer queries from Trust staff regarding the ownership of land and property and the Trusts responsibilities.
  • To represent the Trust in meetings on behalf of the Head of Property.
  • The JD will be reviewed at regular intervals together with objectives which will be set by the Head of Property.
  • To be able to work autonomously on some projects but guided by the Head of Property.
  • You will be based at the Whittington hospital but will have some travel requirements to fulfil your duties.
  • Undertake and support with Business as usual activities and duties as advised as directed by Line Manager.
