Job summary
The post holder is responsible for the lease and license management, negotiations with tenants, Landlords & Solicitors, assisting with the management of the Trust portfolio with reference to existing leases, licenses, and proposed acquisitions.
The post holder will be expected to act independently, guided by principles and broad estates policy.
Post holder will be expected to support property reviews to identify inefficient and uneconomic property usage to deliver the Trust Estates Strategy.
The post holder will have budget responsibility for rent and service charge elements of the Trust property portfolio.
You will be based at the Whittington hospital but will have to travel to community properties to fulfil your duties
Main duties of the job
Leading & delivering of the Real Estate Services across a diverse range of the Trust's property portfolio
Ensuring efficient acquisition & disposal of real estate (including occupation agreements) for efficient delivery of Trust's services
Review & amend leased out and leased in property to ensure the portfolio is fit for purpose and delivers the Trusts required outcomes
Identify, evaluate & recommend capital improvement and replacement projects in the Trust's operational portfolio
Coordinate with project managers, accountants, architects, service operators, stakeholders & property lawyers to produce and deliver an efficient Strategic Asset Management Plan
Determine & execute re-purposing plans for Trust's portfolio of properties
Review of schedules in the annual audit process for the Trust's properties
Review/analyse rental income/expenditure, service charges and identify areas of anomaly
Lead & perform due diligence on proposed new acquisitions and disposals to ensure that the property portfolio compliments service delivery
