Job summary
The Senior Estates Team Leader will take responsibility for the overall supervision and allocation of tasks to the Estates Maintenance trade staff who undertake work on a wide range of building, engineering plant and equipment across the hospital site.
This post is key to supporting the management of the Estates service by leading in the provision of an efficient and effective level of service within the trust while guiding, motivating and managing the in-house works team to achieve goals and targets set by the Estates Manager. The post holder will ideally have a mechanical background.
To undertake and or provide technical expertise on complex fault diagnosis on Engineering services and fault rectification, maintenance, and capital works across the Trust. In addition, the post holder will be required to design, plan and manage minor improvement works as directed by the Estates Officers to be either undertaken by the Trusts in house Estates Team or by external contractors.
The post holder is required to undertake Authorised Persons (AP) duties on various specialist engineering services in an acute hospital as required and delegated to do so by the Trusts Responsible Person (Estates Manager).
The post holder will be required to carry out On-Call duties as part of the Senior Engineers' rota.
Main duties of the job
Supervise directly Trades at all establishments maintained by the Trust, including monitoring, timekeeping and discipline.
At all times to carry communication devices (mobile phone and two-way radio) to facilitate immediate response to emergencies.
To manage and monitor the Estates FM system for issuing of PPMs and Reactive jobs to the Estates workforce.
Carry out weekly 5% audit checks and inspections of craftsman work. Undertake on-call duties as part of the on-call team to ensure that emergency repairs occurring out of normal hours are attended to, including basic requirements of other trades.To work in accordance with the requirements of Health Technical Memorandums (HTMs).Maintain a high level of physical skills and materials of fine tools and equipment. To organise remedial works or emergency isolations as and when required.
To provide analysis, technical advice and support on complex Building systems to contractors and in-house staff appointed for major capital projects and minor upgrade works.
To interpret detailed drawings and specifications to instruct and advise others. To monitor staff undertaking fault-finding on complex critical systems and equipment, providing technical support and liaising with suppliers as necessary.
Must be prepared to work out side normal working hours as and when required to do so to meet the demands of the service.

Essential
- Recognised trade apprenticeship in electrical and/or mechanical discipline.
- Minimum HNC in building services / engineering services and or equivalent years of experience at a technical level in a maintenance environment.
- City & Guilds Level 3 Electrical and or Mechanical services.
- 1st Line Management qualification or working towards qualification (or equivalent
- Ability to travel to other WSH sites
Desirable
- Degree level in mechanical or electrical engineering
- Customer Care Training
- A recognised training qualification in Plumbing services
- Current Edition of the IET Wiring regulations (BS 7671:2008.
