Job summary
The postholder will ensure a safe and continuous operation of mechanical and electrical engineering services and building plant. They will be an integral member of the maintenance team who will organise workload activities and work alongside all trades and contractors to ensure the provision of effective maintenance, repairs and installations. The postholder will be required to carry out work to a high standard across a range of engineering services, plant and equipment to include but not exhaustive building management system, plumbing, gas, electrical, heating and ventilation.
Main duties of the job
To work as part of a multidisciplinary team providing technical expertise for the Trusts buildings and associated plant.
To have a complete understanding of and to work in accordance with the requirements for the HTM (Health and Technical Memoranda).
To identify and rectify faults (using digital and analogue tests as appropriate) for heating and domestic water systems within strict timescales required. Ensuring faults are corrected within air handling units and refrigeration plant completing planned preventative maintenance programmes. To rectify faults on medical gas equipment and to work on live systems when supervised.
To carry out duties in accordance with health and safety legislation and Trust policies especially in hazardous areas and confined spaces to prevent danger and avoid injury. The post holder will be responsible for ensuring they take all safety measures to prevent danger and avoid injury.
Ensuring clear communication to staff, contractors and building users regarding safety aspects such as the asbestos register and statutory compliance.
To organise plan and execute engineering shutdowns of utility services as required.
To assist in the monthly generator test procedure as required.
To ensure that all mandatory and statutory engineering obligations are compliant.
To complete all training relevant to the role and where necessary to learn new techniques, remaining complaint with statutory and mandatory training at all times.

Job responsibilities
To interpret technical detailed manuals to undertake complex fault diagnosis using cause and effect analysis, repair and testing in mechanical and electrical engineering.
- Competent person for the HTM electrical safety/ water safety / fire safety and HVAC systems.
- To work within the Computerised Maintenance Management System (CMMS)
- To operate the Building Management System and to review parameters when required.
- Complete tasks in line with the PPM and installation improvements works ensuring record keeping is accurate and timely.
- To understand the requirements of Health and Safety 1974 regulations COSSH, Risk assessments and method statements.
- Monitor risk assessments updating and reviewing safety data sheets.
- To understand the requirements of the Electricity at Work Act 1989 regulations such as asbestos, L8 control of Legionella in healthcare premises and familiar with the permit to work system.
- To undertake annual operations on the Trusts water storage systems for hygiene inspections and testing by an external specialist. To ensure safe isolation, access, and recommissioning.
- To operate mechanical systems and gas appliances in line with gas installation and use regulations 1998 completing Gas Safe training as required.
- To undertake and liaise with other contractors and staff to complete mechanical, electrical and maintenance work and ensure that all service and scheduled maintenance are carried out in accordance with the contract agreements.
- To ensure that all work orders are signed off and credit card returns are presented on time.
- Work and apply trust policies and procedures, supporting any new or development of administrative policies within their work area.
