Job summary
*Perform unsupervised work including activities that may be demanding and/or non-routine.
*Line manage, co-ordinate and assist the Building and Painting & Decorating trade staff in performing their day to day duties on a wide range of building elements, plant and equipment. Ensure satisfactory standards of discipline, conduct, welfare and timekeeping are maintained and implement Trust policies in respect to managed personnel.
*Issue and control programmes of maintenance, repairs, minor improvements and capital work across the Trust as directed. Ensuring acceptable standards of productivity and quality are achieved whilst also complying with statutory requirements, Trust safety standards and procedures.
*Work under own initiative in order to undertake maintenance, repairs, minor improvements, and capital work across the Trust.
*To undertake training for new practices, procedures and equipment and ensure that staff under his/her control are suitably trained for the work being undertaken.
*Efficiently and effectively organise resources including; labour, transportation and materials. To include close liaison with suppliers, manufacturers and contractors in order to identify, source and order replacement parts for equipment breakdowns
*To undertake on-call duties as part of the on-call team to ensure that emergencies occurring outside normal hours are attended to.
Main duties of the job
*To undertake all work activities as requested by the Estates Officer (Building).
*To work in accordance with Trust safety rules and procedures at all times.
*To be prepared to work in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
*To actively oversee the operation and control of computerised engineering planned maintenance and labour control scheme. Including completion of all paper work and reports as required by the scheme.
*Ensure compliance with the Health & Safety at Work Act 1974, COSHH Regulations, Building and Construction Regulations and the Trust's Safety Policy.
*To carry out and/or delegate building surveys and compile data, as and when instructed by line managers.
*To work overtime to carry out repairs/maintenance not possible during normal hours.
*To liaise with the Estates Officer (Building) regarding building, plant or equipment failures, or deviations to regulations, and to request the supply of goods and/or services as necessary.
*At all times when on duty or on call, to carry Trust communication devices such as mobile telephones, two-way radios or pagers to facilitate immediate response to emergencies.
