Job summary

This is a busy role within the Estates and Grounds Team, operating across multiple sites. The post holder will carry out a varied range of duties, to ensure safety, security, maintenance and cleanliness of the site and premises and will include repairs and remedial action, regulatory maintenance checks and paperwork, painting and decorating, small electrics and plumbing, moving and handling, together with all other tasks associated with a busy maintenance role.

The successful candidate will need to have good communication and interpersonal skills, high expectations and a real commitment to achieving the very highest of standards.

Main duties of the job

Carry out day-to-day maintenance and minor repairs

Liaise with contractors for major repair work

Ensure heating, lighting and alarm systems are working properly

Vigilant to ensure site security is not breached

Open up buildings in the morning and lock them at the end of the day

Arrange chairs and tables for meetings and clear them away afterwards

Job description

Job responsibilities

To assist within the Estates Department, undertaking routine and reactive maintenance work; including water, building fabric, electrical, mechanical and plumbing, and minor improvements for all organisational properties as required

To work independently and carry out all duties and other tasks as required including PPM/reactive maintenance works for the Estates service (e.g., suppliers and contractors) and carry out appropriate repair and adjustment tasks.

Work as part of a multi-disciplinary professional team providing planned/reactive maintenance for the organisations buildings within statutory obligations, best practice, manufacturer / supplier instructions, organisations policy and related documentation

Provide an efficient, effective and proactive maintenance service working with other members of the Estates Team to develop an integrated and seamless service within estates maintenance

Undertake the day-to-day planned maintenance routine duties and minor repairs, checks and testing of the complete spectrum of services found in a clinical and non-clinical buildings/environments

Ensure prompt response to service users needs and to take a hands-on approach to its delivery including customer feedback questionnaires and attending ward/departmental audits as and when required

Liaise with the Estates and Facilities Helpdesk / interact with work allocation procedures for daily work plan/issues including assisting with communications with the ward/departments on progress Provide a high standard of professional workmanship and conduct in carrying out all duties

Interpret and work from instructions drawings and specifications without supervision, analysing information available and make judgement on the best possible solution from the options available

Carry out semi-skilled plumbing / mechanical system duties to include but not exclusively; repairing of radiator leaks, cleaning of vents, unblocking of gutters and drains, as well as sinks and toilets, renewing of tap washers

Carry out semi-skilled electrical duties to include but not exclusively; replacement of light bulbs, fluorescent tubes and the cleaning and/or replacement of light fittings/diffusers

Re-setting of clocks. Testing of Fire Alarms

Carry out semi-skilled carpentry and building work to include but not exclusively; fitting of shelves, proprietary/generic items, positioning and securing of notice boards, pictures, solving door lock and furniture problems, fixing door guards and wall protection, boarding up windows, tiling showers / bathrooms, general roof repairs, painting (internally and externally), building repairs

Taking meter readings (electrical, gas and water supplies)

Undertake unpacking, tidying, clearing, delivering, cleaning and escorting contractor duties as required

Driving duties

Undertake general checks, surveys and audits as specified

Demonstrate the operation of equipment

Assist as necessary in arrangements relating to PAT testing and the associated records

Undertake fire extinguisher maintenance ensuring compliance with statuary and best practice requirements and accurately recording observations /outcomes to reflect equipment status

Review departmental stock (maintenance stores) relating to tasks being undertaken and report deficiencies with stock levels. Assist in the day-today operation of stores/stock management

Ensure planned maintenance and repair records accurately reflect work undertaken

Undertake on-call and shift work as required and on a rota basis, to include a weekend and bank holiday presence on site
