Job summary
Take the lead and overall responsibility for the general maintenance and upkeep of the grounds, buildings, and overall estate at Hafan Wen and other CAIS Sites in Wrexham.
Advise on and resolve (where possible) maintenance issues as they arise and ensure regular service checks and maintenance of tools/facilities on site.
Conduct daily inspections of external grounds and internal areas within the unit, be responsive to staff and client maintenance requests.
Main duties of the job
Carry out minor maintenance tasks such as: adjusting doors/hinges, oiling hinges, repairing stair threads, and referring specialist repair works to the attention of the Hafan Wen Manager.
Undertake minor repair works covering all trades (plumbing, carpentry, electrical etc.) where feasible and supervise sub-contracted workers as required.
Carry out daily inspections of external grounds and internal areas for safety and cleanliness. Check for faults to equipment, damage to property and building reporting Health and Safety concerns to the Site Manager(s).
Maintain accurate and up to date electrical testing safety records and undertake annual testing e.g., PAT testing- feeding back to the CAIS Health and Safety Officer.
Identify damage to property and tend to fabric/furnishing repairs as they arise.
Monitor and oversee the planned programme of cyclical maintenance with guidance from the Adferiad Estates Manager.
Move furniture in offices, communal areas and client bedrooms as required and take deliveries from suppliers with appropriate manual handing guidelines.
Maintain maintenance stock cupboard, replenishing supplies as appropriate and ensure compliance with the hazardous substances and dangerous legislation (COSHH) which always includes safe storage locked away from non-authorised personnel.
