Job summary

We have an opportunity for an experienced Engineer with either Mechanical or Electrical background to join our team and provide flexible maintenance across the Demelza estate, in line with statutory and Demelza regulations.

Work with colleagues to support general building maintenance demands on other disciplines, undertake semi-skilled work or assist with other general tasks within established competence to meet service needs.

You will have recent relevant experience in a similar role, be able to demonstrate competence to carry out electrical isolations/ maintenance safely. You will need to have a flexible approach and be prepared to undertake building maintenance demands on other disciplines, assisting with tasks outside of your core skills but within established competence to meet service needs.

This role requires regular travel across our operating region. Full driving licence and access to own vehicle for business use or access to reliable transport arrangements - will be essential. There will be a requirement to be part of an on-call rota.

Main duties of the job

You will be working with 5 other Maintenance Technicians to provide a high-quality maintenance service to all infrastructure, plant and services; responsible for carrying out planned preventative maintenance work on plant/machinery, domestic hot and cold-water systems, drainage, air conditioning and ventilation plant.

Job description

Job responsibilities

To be responsible for carrying out planned preventative maintenance work on plant/machinery, domestic hot and cold-water systems, drainage, air conditioning and ventilation plant.

Maintain computerised maintenance records in accordance with Demelza and statutory requirements using CMMS.

Respond to all types of works working from Planned Preventative Maintenance schedules, Job Requests, and verbal instructions.

Support minor improvement, plant replacement and projects as necessary.

To provide a high-quality maintenance service across all Demelza locations.

To participate in providing a 24 hour on call emergency service as part of a Rota, covering sites across the Demelza region. Carrying out maintenance on critical areas out of normal hours as required. Ensuring an efficient response to minimise the disruption to stakeholders, services, and potential damage to the fabric of the buildings. Be a first response key holder and liaise with security services for Demelza buildings.

To carry out maintenance in critical areas out of normal hours as required.

Provide a high-quality maintenance service to all infrastructure, plant and services with particular emphasis on mechanical elements (hot and cold-water systems, LTHW heating, air conditioning, ventilation, pumps, calorifiers etc).

To be responsible for providing support and direction to contractors working on site, overseeing the service that they provide and supervising them to ensure they comply with Demelza procedures, processes and H&S standards. To include arrangements of site visits where required.

To support the implementation of the issuing of contractor badges, ensuring that DBS processes are adhered to, and contractors DBS approved lists are kept up to date/ Ensuring no contractors without DBS checks are given access to clinical areas, unescorted.

Identify building defects, anticipate and/or diagnose and repair faults proactively and ensure that areas are made safe until works are completed.

To participate in all in-house and external training courses, as required, to maintain personal CPD, to keep up to date on current electrical engineering practices/standards, newly installed plant and Demelza policies and procedures.

To competently carry out electrical isolations safely and ensure personal and organisational safety.

To replace Like for like electrical items without supervision and to carry out the necessary post repair tests, to agreed competency levels.

To carry out minor electrical installation works under instruction and guidance.

To carry out basic plumbing tasks, such as, unblocking drains, fixing leaks, replacing taps/sinks, installation & modification of pipework etc.

To work as part of the wider Facilities Team to support general building maintenance demands on other disciplines, undertake semi-skilled work or assist with other general tasks within established competence to meet service needs.

To be flexible in response to service demands, ensuring accessibility during working hours and when on call. To provide a timely response to emergency issues on sites, evaluating the situation and ensuring subsequent appropriate actions are implemented, ensuring all aspects of Health and Safety (H&S) are considered.

To comply with all current legislation and Demelza polices, ensuring a safe environment for visitors to Demelza sites.

To actively participate in Team Meetings and ensure good communications with other members of the Facilities team and the wider organisation.

To carry out any other duties that may be required to ensure an effective maintenance & Facilities service is provided to Demelza.

Undertake Competent Persons duties related to Pool Operation, Medical Gases and electrically related disciplines, once training is completed.

Ensure Health & Safety and COSHH regulations are adhered to at all times.
